Realtors get asked all kinds of questions in all kinds of ways, but the one I love getting the most is “What do you think I need to do before listing my Home?”
My response is…in my best viking voice like the guys on those Capital One credit card commercials “What’s in your closet?”
Sellers often spruce up the curb appeal or make those little repairs,tear down wallpaper and paint in popular colors before listing their home for sale in order to attract potential buyers. All great ideas in order to make your home shine above the competition….but what’s the first thing a buyer will do upon entering your home?……Open the closet closest to the front door!
Yes those stainless steel appliances are nice and those new countertops are fabulous…..but jam all the kids winter coats, hats, gloves, holiday decorations, board games and a vacuum cleaner in the front closet and guess what the first mental note taken of your home is to the buyers viewing your home…..There’s not enough storage in this home!
Now, instead of enjoying all of the other features your home may have….potential buyers will spend the rest the tour with their radar on for further proof that your home is cramped for space and may overlook things that they would otherwise have a greater appreciation for if you had just cleared out the front closet.
If you’re considering putting your home up for sale, start at the front of the house and keep an honest eye to how your home will be perceived by potential buyers and don’t forget to get that closet cleaned out. You never get a second chance to make a first impression.
