Realtors get asked all kinds of questions in all kinds of ways, but the one I love getting the most is “What do you think I need to do before listing my Home?”

My response is…in my best viking voice like the guys on those Capital One credit card commercials “What’s in your closet?”

Sellers often spruce up the curb appeal or make those little repairs,tear down wallpaper and paint in popular colors before listing their home for sale in order to attract potential buyers.  All great ideas in order to make your home shine above the competition….but what’s the first thing a buyer will do upon entering your home?……Open the closet closest to the front door!

Yes those stainless steel appliances are nice and those new countertops are fabulous…..but jam all the kids winter coats, hats, gloves, holiday decorations, board games and a vacuum cleaner in the front closet and guess what the first mental note taken of your home is to the buyers viewing your home…..There’s not enough storage in this home!

Now, instead of enjoying all of the other features your home may have….potential buyers will spend the rest the tour with their radar on for further proof that your home is cramped for space and may overlook things that they would otherwise have a greater appreciation for if you had just cleared out the front closet.

If you’re considering putting your home up for sale, start at the front of the house and keep an honest eye to how your home will be perceived by potential buyers and don’t forget to get that closet cleaned out. You never get a second chance to make a first impression.

Thanks to some very dedicated individuals and the cooperation of city government, the city of Fort Wayne, Indiana continues to expand and improve it’s Trails system throughout the county.

What started as the Rivergreenway initiative, has grown into a county wide project. The Rivergreenway with it’s current 24 miles of trails extending North to Johnny Appleseed Park, West to Swinney Park, East into New Haven at Moser Park and South to Tillman Park has 8 trailheads that all have access to parking. With various funding from the state level all the way down to city government and private donations, the cities trails idea has taken root into the outlaying townships of the county.

The Aboite Trails system is scheduled to be a 50 mile trail system that will be connected to the Rivergreenway via the Towpath trail allowing users to travel from the western part of Aboite Township to downtown Fort Wayne without ever having to leave the trail

The NW Trails consists of a network of trails that will eventually travel throughout NW Allen county and east to the Leo area connecting with the pufferbelly trail that will begin in the Lawton park area and travel North to the Allen county line following the old New York Central Railroad. These trails will also connect to the already 24 miles of Rivergreenway trails

The Little River Wetland Trails project are walking trails that travel through the Eagle Marsh and are connected to the Towpath trail.

There are currently over 15 miles of trails under construction in the area and by the end of the year Allen county should see more than 61 miles of trails completed with more to come in the next two years. With such opportunity to enjoy all that Fort Wayne has to offer, these trails will and do provide citizens the ability to travel throughout all parts of the city without having to worry about vehicle traffic. These trails aren’t just painted off areas on majors roads for pedestrian and bicycle travel, but nice paved multi-use trails.

Fort Wayne and Allen county have really taken a proactive approach to improving the quality of life for it’s citizens with the enthusiasm of several citizens who have taken these projects on. Another reason I’m proud to call Fort Wayne my hometown!
